Selling
An effective listing agent is attentive, experienced, a savvy marketer, dedicated and knowledgeable of the area. As a seller, you must put your trust in someone to represent you and have your best interest in mind. I am that person.

​I have worked as a real-estate agent in West Michigan for the past 18 years, and I’ve grown up here, too. My familiarity with the community, experience and established relationships set me apart from many of my peers.

I have learned one of the most important things to consider when selling is the price. If the house isn’t priced correctly, no amount of marketing will help it sell. But I keep you aware of all the steps in determining the value of the home so you are comfortable and confident in the sale.
Once we have a price set, I go to work putting your house in front of everyone I possibly can. I have learned which marketing tools fit the location and type of listing.  
Photos
It is important for people to picture your home as their own, which is why it is important to photograph the house in a way that shows everything it has to offer as a home.

Online
Studies show 87 percent of consumers use the internet when searching for a home. 

Social Media 
Buyers are online and it is key to utilize social media outlets to cast a larger net. Facebook, Instagram, LinkedIn and Twitter are just some of the networks the Ginger Baxter Group uses to communicate with buyers.

Personal and Professional Relationships
Because I constantly am in contact with other agents, I can inform them of listings that I have coming up. This allows for buyers to be informed of your home before others are aware it is posted.

Buyers
Purchasing a home is such a fun and exciting adventure, especially when you walk into your dream home. It can be a very daunting process, which is why it’s important to have a professional, like me, walk with you every step of the way.

​Before you even begin searching for the perfect house, you must be aware of your budget. To do this, buyers should be pre-qualified by a mortgage lender. I have worked with many mortgage brokers over the past 18 years and have learned each one’s strengths and personalities. I can put you in contact with the one I believe would best match your needs.

Once you are pre-approved, it’s time to start looking! When house hunting, it is very important to work with an agent who is familiar with the area -- not to only help you find the perfect location, but to ensure you receive the best possible price.
Negotiating can be one of the most stressful parts of purchasing a home, but having a seasoned agent that knows when to push and when to back off is invaluable. One of my greatest strengths as a buyer’s agent is negotiating and being a voice for my clients. Once your offer is accepted, you can start packing while I schedule the necessary inspections and handle the paperwork for the mortgage company as well as the title work. As your agent, I am proud to take your dream and make it a reality for your family.

New Construction Homes & 
Custom Home Building
I love watching a house develop from a quick sketch, to a drawing, to plan, to a beautiful home full of character. Throughout my 18-year real-estate career, I have assisted buyers with floor-plan and finishing selections for several West Michigan developments. I also have helped families find the perfect lot and build the custom home of their dreams.

Vacant Land Sales
I have completed countless vacant land sales, and I have learned the proper tactics to best market it. If you have vacant land, I would be happy to give you tips to help you sell it.

Investing
Real estate investors are a very different type of buyer than most realtors are familiar with. Real estate investors seek specific deals and profit margins. Agents, on the other hand, are taught to work with retail home buyers and often haven’t studied the skills needed to be an investors. I have teamed with many investors during my career, and although it is challenging, I find it very rewarding to help my clients discover their next investment.

Property Management and Developments
I currently manage seven developments located in Rockford, Middleville and Allendale. I also manage condominium associations until the boards are established as well as help tenants when issues, including maintenance, arise.  ​
